FAMILY AND FRIEND CLUSTERS PURCHASING IN NEW BREEZE

A buyer trend is emerging in the $1 billion New Breeze estate in Western Sydney’s Bardia suburb – family and friend clusters. Purchasers in the project are recommending it to their family and friends who are then subsequently buying in the estate.

First home buyer Dipen Mahara, an IT consultant from Silverwater discovered the estate in July this year and placed a deposit to buy his first land parcel to build a dream home. He has also introduced eight friends and family members to the estate, seven of which are also first home buyers.

“A friend from university who lives in Western Sydney suggested I view the plans for New Breeze. After visiting the sales office with a friend, we both decided to immediately purchase. Since that time I have continued to draw family and friends to join me. My sister is next door, three friends are either side of us and three are in the street behind where my house will be positioned,” said Dipen.

“New Breeze is located in the middle of the South West growth corridor and offer many benefits including its proximity to the M4 and M5 motorways, a train station is 400 metres from my door step with direct access to the city and Crossroad Homemaker Centre is a short drive. I also liked the idea that Bardia is the name of a region in Nepal, where I was born.”

Kith Clark, Development Director for New Breeze and APP Corporation added, “We are discovering family and friend clusters are forming across the project which is pleasing to see. The area is attracting all ages and nationalities who are embracing the opportunity to live in a new estate.

“Families were at the forefront of our minds when the concept of the masterplanned community was planned. There is an abundance of open spaces for recreational pursuits and playgrounds for families to enjoy. New Breeze is also within a 15 minute drive to 12 public and private schools.”

A variety of lot sizes are available ranging from 250 sq m to over 647.7 sq m with prices starting from $330,000 to $670,000. These lots are positioned close to Brigade Park and Bardia Public School. All of the lots are easy build and include NBN access. House and land packages from a large range of leading Sydney builders are priced from $637,000.

New Breeze will comprise 1280 new homes with a range of housing types to suit all lifestyles and budgets. The development will include large high quality parks and playgrounds, a sports oval, bike and cycle paths and 40 hectares of open spaces for recreational activities.

It is also situated adjacent to an existing school (Bardia Public School), the future town centre, Hume Highway and Edmondson Park Train Station. Liverpool Westfield, Casula Mall and Crossroad Homemaker Centre are all within a ten to 15 minute drive.

The sales office is located on the corner of Bardia Avenue and Macdonald Road, Bardia. For further information and to register your interest in New Breeze visit http://newbreeze.com.au/ or call 1300 832 482.

CONSTRUCTION STARTS ON $1 BILLION HOUSING ESTATE – NEW BREEZE

This week civil and subdivision works started on Dahua Group Australia’s (Dahua) $1 billion New Breeze project (end value) located in the south west growth corridor. It is the largest masterplanned community in the Edmondson Park area.

New Breeze in Bardia, spans across 89 hectares and will comprise 1280 new homes with a range of housing types to suit all lifestyles and budgets. The development will include large high quality parks and playgrounds, a sports oval, bike and cycle paths and 40 hectares of open spaces for recreational activities.

Civil contractor TRN Group was awarded a contract for civil infrastructure and subdivision works for the first 360 lots.

The company will construct the new McDonald Road which will ultimately become a collector road linking New Breeze to the future Edmondson Park town centre. It will connect the existing McDonald Road to the south and Campbelltown Road and the town centre to the north.

Eric Li, General Manager for Dahua Group Australia comments, “This is a major milestone for the business and is our first masterplanned project in Sydney. We are committed to developing a project that the community will be proud to call home. Partnerships have been formed with recognised experts in the local market to deliver our vision to create a thriving liveable community.”

Kith Clark, Development Director for New Breeze and APP Corporation added, “Hundreds of jobs are being created for local businesses before, during and after construction for this project. New Breeze is located in one of the most highly sought after locations in the south west.

“It has been specifically designed to integrate with, as well as complement its existing surroundings including the new Edmondson Park Train Station and future multi-million dollar shopping centre and town centre. The first residents are expected to move in around mid-June next year.”

He added, “It was also pleasing to hear last week, the state government’s announcement to continue funding major infrastructure projects in the south west. This announcement reinforces the government’s commitment to the ongoing growth in the south west corridor. New Breeze is well located to capitalise on this expenditure.”

The state government has committed to invest over $3.6 billion in its Western Sydney Infrastructure Plan over a 10 year period. Investment in transport (bus and rail), health, education and community infrastructure is part of this plan.

New Breeze will also benefit from major road upgrades underway for Campbelltown Road and Camden Valley Way and the proposed second airport at Badgerys Creek.

A variety of lot sizes from 250 sq m to over 647.7 sq m are for sale with prices starting from $330,000 to $670,000. House and land packages from leading Sydney builders are priced from $637,000.

New Breeze is only eight kilometres from Liverpool’s CBD and about 45 minutes from Sydney CBD. It is at the gateway to the expanding Sydney South West Growth Centre and provides easy access to the proposed second airport at Badgerys Creek.

Dahua purchased the land parcel from UrbanGrowth NSW late last year.

SOLD – $36.4 MILLION IN LAND SALES

Dahua Group Australia’s (Dahua) $1 billion (end value) New Breeze project in Sydney’s South Western suburb of Bardia, has witnessed a very busy sales month with all 85 land lots released in stage one in April selling for more than $36.4 million.

Over thirteen hundred house hunters have registered to purchase in New Breeze, the South West’s newest masterplanned community. Sales ranged from $330,000 for a 250 sq m land lot up to $588,000 for 589 sq m.

The New Breeze sales result follows recent data from CoreLogic RPData that highlighted Bardia was ranked seventh in a national list of suburbs with the biggest rise in median house price growth between 2010 and 2015. Bardia moved from 3387 to 1228 which is up by 2159.

Kith Clark, Development Director for New Breeze and APP Corporation said, “We were not surprised by the outstanding success of the first stage release in April. New Breeze purchasers were drawn to its proximity to the new Edmondson Park Train Station which is 400 metres from the estate’s entrance, access to 12 public and private schools within a 15 minute drive, wide open spaces and new community facilities.

“Most of the purchasers were from within a 10 kilometre radius from the site. Liverpool, Preston, Ingleburn and Macarthur residents represented over 60 per cent of the sales. Investors from across Sydney also snared several land lots.”

“The project’s proximity to major infrastructure projects either about to start or currently underway has also been a catalyst for the great sales result,” Mr Clark added.

The project will benefit from major road upgrades underway for Campbelltown Road and Camden Valley Way and the proposed second airport at Badgerys Creek. Multi-million dollar investment in transport (bus and rail), health, education and community infrastructure is planned to support the South West growth.

A further 100 land lots will be released to the market in May. A variety of lot sizes from 250 sq m to over 647.7 sq m will be available with prices starting from $330,000 to $670,000.

Liverpool Westfield, Casula Mall and Crossroad Homemaker Centre are all within a ten to fifteen minute drive. Twelve public and private schools including Macquarie Fields High School and William Carey Christian School are also within a 15 minute drive.

New Breeze is Dahua’s first masterplanned project in Sydney. The company purchased the 89 hectare land parcel located in Bardia from UrbanGrowth NSW late last year.
